Senior Facilities Manager – Reference SSSFM

Main job functions

Our client a diversified Property development company, is looking for an experienced Senior Facilities Manager who will be responsible for planning and driving operational initiatives aimed at continuous improvement and maintenance of the Group’s buildings/ Facilities infrastructure, to the highest standard.

 

Qualification: 

FM Management Degree/ Ops/ or 3-year Nat Dip/ degree in Building Management/Property Development & Management or related field//Property Construction Studies

Experience and Skills Required:

  • 5 – 10 years’ Property and Facilities Management experience of which 5 needs to be at a senior level
  • The ideal incumbent will also have a minimum of 5 years building / property management experience with a sound understanding of general building maintenance which include electrical, HVAC, plumbing, OHSA and various other soft services.
  • High level of technical experience in Property Management
  • Experience managing Building Management Systems (BMS) in commercial properties would be advantageous
  • Experience in effectively leading and developing a team
  • Excellent interpersonal skills and ability to be an effective team player, sharing relevant information with the team and providing support as needed  
  • Computer literate (Word/Excel/PowerPoint etc)
  • Knowledge of industry best practices/ sustainability in Facilities Management and Operations

Key Deliverables

  1. Manage existing portfolio to ensure buildings are always kept in a pristine condition
  2. Project manage the refurbishments, redevelopments, additions, and redecorations (building aesthetics wise) of buildings/ properties
  3. Optimize the life span of the Group’s properties by determining the maintenance requirements and delivering a plan within allocated timeframes and at optimal cost
  4. Implement Preventative Maintenance Schedules to ensure longevity of equipment and outstanding standard of our properties, proactively identifying problem areas/snags in buildings and ensuring these are attended to timeously
  5. Ensure effective asset lifecycle management for all buildings and facilities in line with relevant statutory requirements
  6. Manage the implementation of planned and proactive maintenance activities, ensuring effective allocation of resources in line with work plans and tasks takes place
  7. Prepare a variety of reports related to facilities, including statistical analysis of maintenance issues, safety compliance and planning for the future by forecasting the facilities’ upcoming needs and requirements
  8. Trouble-shoot and responds to after-hour issues as needed regarding operational aspects such as HVAC issues, fire alarm malfunctions, electrical outages, water leaks, etc.
  9. Monitor and oversee the work of external contractors to ensure terms of agreements are met and service delivery is cost-effective and of the highest standard
  10. Address tenant complaints and resolve conflicts [in line with lease agreement], ensuring tenant satisfaction and retention.
  11. Ensure strict compliance with health and safety regulations, working with the SHEQ team to provide a safe environment for tenants and visitors.
  12. Conduct effective take-on and take-back inspections ensuring a smooth transition/ collaborative approach within Construction/ other relevant teams
  13. Identify opportunities to optimize the performance and efficiency of buildings/ properties (e.g. water saving initiatives/ greening initiatives) as a value-add
  14. Leverage technology advances to ensure best practice implementation within the portfolio

  1. Minimum time in the office – so willingness to travel across sites / properties is a must with possibility of some afterhours work/ standby
